Pre-Staging & Staging Day

Prior to staging day, we recommend having the home professionally cleaned.  All renovation work must be complete before staging can begin.

On our scheduled staging day our team will arrive promptly to begin styling the home.  In most cases, installation will be completed in one day.  Typically, photography is then scheduled for the following day.

Rental Length

All package prices include furniture rental for 2 months, regardless of if the home sells quicker.  If staging is needed past the initial 2 months, charges will be on a month-to-month basis going forward.  We require a 5-business day notice for furniture removal in order to avoid rush removal fees.

Survey Results & Statistics

In a 2020 survey of 13,000 staged homes:
  • 85% of the staged homes sold for 5-23% over list price.
  • With an average investment of 1%, approximately 75% of sellers saw an ROI of 5-15% over asking price.
  • A staged home spends 73% less time on the market than a non-staged home, averaging just 23 days on the market.
According to the most recent survey conducted by the National Association of Realtors:
96% of buyers' agents say that home staging affects the way buyers view a home.
  • 95% of buyers search online for homes
  • 82% of buyers say that a staged house helps them visualize the property as their future home.
  • 81% of buyers are willing to pay more for a house that is staged versus non-staged competition.

eDesign Process

Design Prep:
To start, we will have you take pictures and measurements of your space for us to utilize during the design process.  You will be sent our "eDesign Getting Started Kit" via email which contains all of the information you'll need for this step.

Questionnaire:
Once that necessary information is received, we will send you a design questionnaire to gather further insight into your style and design goals. We put a lot of thought into our designs and this steps really allows us to create a customized design for you.
Design:
With the completed questionnaire we can create a color storyboard, mood boards and space plans. From there, we will begin to select furniture and furnishings that match your functional and aesthetic needs. This is all done while keeping your budget and lifestyle in mind.
Final Plan:
Lastly, we organize all design ideas into a finalized eDesign plan that will serve as a do-it-yourself guide to implementing the design yourself!  This includes a complete shopping list with direct links.  You may purchase items all at once or at your convenience.  All of this information is made available for you to keep after payment of design services has been received.

Turnaround time:
It takes us approximately 1 week to complete your eDesign Plan. Customized timeline provided for larger than average projects.

Additional eDesign Services

Hybrid eDesign options available for customers in the local Milwaukee and surrounding areas.
For an additional fee all items will ship directly to us and we will arrive on a scheduled day with these items to perform the installation in your space.
